Industrial and commercial guttering – the large-profile box gutters, parapet gutters, and valley gutters found on schools, warehouses, housing blocks, and commercial buildings – takes a significant amount of punishment over its lifetime.
Corrosion, joint failure, cracking, and general deterioration inevitably lead to leaks that allow water to penetrate the building fabric. The traditional response has been full gutter replacement – an expensive, disruptive, and time-consuming process that often requires significant scaffolding and causes substantial disruption to occupants.
Gutter lining systems offer a compelling alternative that is increasingly chosen by property managers, local authorities, and housing associations across London and the South East.
Our dedicated gutter lining systems service delivers a fully waterproof, long-lasting solution at a fraction of the cost of replacement.
This guide explains how gutter lining works, when it is the right choice, and what results you can expect.
What Is a Gutter Lining System?
A gutter lining system involves applying a new waterproof lining to the interior of an existing gutter – encapsulating any defects, corrosion, cracks, or joint failures beneath a seamless, durable membrane that restores full waterproofing performance without removing or replacing the gutter structure itself.
The result is a gutter that performs like new, backed by a manufacturer’s warranty, at typically thirty to fifty per cent of the cost of full replacement.
The most commonly used gutter lining systems are GRP (Glass Reinforced Plastic) laminates and cold-applied liquid systems.
Both create a seamless, jointless lining that eliminates the points of vulnerability – joints, fixings, and corrosion spots – that cause traditional metal and asbestos cement gutters to fail.
Once installed, a quality gutter lining system will typically carry a manufacturer’s guarantee of twenty-five years or more.
What Types of Gutter Can Be Lined?
- Box gutters – the flat-bottomed gutters common on industrial and commercial buildings
- Parapet gutters – gutters running at the base of parapet walls on flat-roofed buildings
- Valley gutters – gutters running at the intersection of two pitched roof sections
- Half-round and OG profile gutters on older commercial and residential buildings
- Asbestos cement gutters – where the asbestos is in stable condition, lining encapsulates it safely, avoiding the cost and disruption of asbestos removal
- Cast iron gutters on older buildings where full replacement would be costly and disruptive
The Key Advantages of Gutter Lining Over Replacement
Significantly lower cost
Full gutter replacement on a large commercial or public sector building involves removing the existing gutter, disposing of it – which may involve asbestos handling costs – fabricating and installing a new system, and reinstating any associated flashings and upstands.
Gutter lining avoids all of the demolition, disposal, and fabrication costs, working with the existing gutter structure rather than replacing it.
The saving is typically in the range of forty to sixty per cent compared with full replacement.
Significantly less disruption
Full gutter replacement is a noisy, disruptive process. On occupied buildings – schools, hospitals, housing blocks, offices – the disruption to occupants can be significant.
Gutter lining systems are applied cleanly and quietly by comparison, and on most projects the works can be completed with minimal impact on building occupants.
No asbestos removal requirement
A large proportion of the pre-1980s commercial and public sector building stock in London and the South East has asbestos cement guttering. Asbestos removal is expensive, tightly regulated, and carries significant disruption and disposal costs.
Where the asbestos cement is in stable, non-friable condition – which is the case for most guttering that has not been physically disturbed – gutter lining is often a more practical, cost-effective, and lower-risk solution than removal.
The lining encapsulates the asbestos cement substrate, preventing fibre release and restoring waterproofing performance without triggering a licensed asbestos removal project.
Long-term warranty
Quality GRP and liquid-applied gutter lining systems carry manufacturer’s guarantees of twenty to twenty-five years, providing the property manager or asset owner with a predictable maintenance horizon and the confidence of a backed warranty.
When Is Full Replacement the Right Choice?
Gutter lining is not the right answer in every situation. Where the existing gutter structure is so severely corroded or damaged that it cannot provide adequate support for the lining, or where the gutter profile needs to be changed to address a drainage capacity issue, full replacement may be necessary.
Our surveys and condition reports always assess the suitability of the existing gutter for lining, and we will always recommend replacement where it is genuinely the more appropriate solution.
The DL Jones Gutter Lining Process
Every gutter lining project at DL Jones begins with a thorough condition survey of the existing gutter system. We also offer full roof surveys and reports that assess the wider roofing context – gutters do not exist in isolation, and water ingress problems are often interconnected with the condition of the flat roof membrane, flashings, and outlets above.
Understanding the full picture before specifying any gutter works ensures the most effective and durable outcome.
The installation process involves cleaning and preparing the gutter surface, treating any corrosion, applying primer, and then installing the GRP laminate or liquid system in accordance with the manufacturer’s specification.
All work is carried out by our own directly employed teams, and the completed installation is inspected and documented before we leave site. We provide full warranty documentation on completion.
DL Jones carries out gutter lining work across London, Essex, Kent, Sussex, and Surrey – on schools, hospitals, housing blocks, local authority buildings, commercial properties, and industrial sites and warehouses.
