Project Overview
DL Jones Roofing Services was appointed by Tandridge District Council to carry out a full flat roof replacement at a residential property in Lingfield, Surrey. The existing roof covering had reached the end of its serviceable life, with deteriorating thermal performance and waterproofing integrity. The brief was to deliver a modern, fully warranted warm roof system that met current Building Regulations and would provide long-term, low-maintenance protection for the property and its occupants.

Scope of Work
This was a full warm roof refurbishment delivered to high technical standards and in line with Bauder’s system specifications. Our scope included:
- Full strip and removal of existing flat roof coverings and insulation
- Preparation of the roof deck for warm roof installation
- Supply and installation of the BauderFlex reinforced bitumen membrane system as a warm roof build-up – vapour control layer, high-performance insulation, and multi-layer waterproofing membrane
- Perimeter detailing to upstands, penetrations, outlets, and edges
- Flame-free application zones in accordance with Safe2Torch guidelines
- Final quality inspection and sign-off against Bauder’s warranty criteria
Project Challenges & Solutions
Tight Site Access: Material deliveries and waste collections were managed through a tightly coordinated schedule to minimise disruption and avoid site congestion.
Occupied Building: All works were carried out while the property remained in use, with safe access maintained for occupants at all times.
Weather Dependency: Works were scheduled within dry weather windows to ensure correct installation and adhesion of the membrane system.
